The cost of electricity, mains water, cleaning, garden supplies, internet and local taxes are included in rental rates. There are no additional costs, surcharges, taxes, staff salaries, or management fees above the price quoted. If the information in any of these is inconsistent, the most recently issued terms will prevail.
International telephone charges and provisioning costs will be your responsibility. Gratuities for household staff are encouraged and normal, but are left entirely to your discretion.
Confirmation details with reservation code, contact details of the Owner or Owner’s Representative, transfer arrangements and other agreed extra services will be sent to you in a reservation confirmation e-mail when the deposit is received. This e-mail, along with your passport, need to be presented upon arrival.

Please treat the Artheo Hotel as your home, and leave the house and all its contents in good order and in an acceptably clean condition.
Any damage or losses caused during the Rental Period, as well as any special cleaning requirements will be your responsibility and may be charged to your account and deducted from the security deposit. In cases of excessive or unacceptable loss or damage at any time during the Rental Period, the Owner or Owner’s Representative may require you and your party, including visitors to vacate the hotel immediately, without compensation or refund.
The Artheo Hotel and its facilities are available for your full enjoyment during the Rental Period. However the Owner, Owner’s Representative, or other staff may need access to the hotel from time to time (e.g. for maintenance purposes to the house, garden, swimming pool, utilities and services, or for the purposes of providing additional services requested by you, etc.). You are required to give us reasonable access to the hotel for these purposes.
The number of persons (adults and children) staying at the hotel must not exceed the maximum number of sleeping places indicated in the booking confirmation e-mail, unless specifically authorized in writing. Exceeding this number may invalidate any insurance policy on the hotel. Entry or access to the hotel may be refused or limited where the number of guests exceeds the stated requirement. No pets are allowed unless agreed in writing in advance.
All bookings are assumed to be for normal holiday purposes only, and you agree that the use of the Artheo Hotel will be limited to this purpose unless otherwise confirmed in writing.
If you are planning to hold an event, such as a wedding or party, which involves having a larger number of people at the hotel, or if you are planning to use the hotel for a purpose other than holiday, please communicate this to us at the time of booking, as special approval or arrangements may be required. Depending on the nature of the event, a surcharge and/or additional security deposit may be required, which will be agreed and confirmed in writing prior to confirming the reservation. It may not always be possible to grant permission for certain uses or activities.
The Artheo Hotel is located in quiet residential neighborhood. We kindly ask you to respect this, and ensure that all guests and visitors to the hotel behave appropriately. Illegal or immoral activities including gambling, prostitution, prohibited drugs, possession or use of pyrotechnics or dangerous goods, and possession or use of firearms and other weapons are all strictly prohibited. You are responsible for the behavior of the guests and/or visitors to the hotel during the Rental Period. Should any guest(s) or visitor(s) not behave in a suitable manner, the Owner or Owner’s Representative may, in their absolute discretion, require you and your party and/or visitor(s) to leave the premises and/or vacate the hotel immediately, without compensation or refund.
In the interests of safety, due care should be taken at the hotel at all times, especially with children. Suitable supervision should be given around pool, Jacuzzi, gym, beaches and roads, and when using all hotel’s facilities.
Smoking in interior of the hotel is prohibited.
It is allowed only in the outdoor area.
Any your valuables or property left or used at the Artheo Hotel are at your own risk. Neither the Owner nor the Owner’s Representative accepts any responsibility for loss of or damage to your property. You are responsible for the hotel during the Rental Period, and must ensure that all windows and doors are locked securely when not on the premises. Any act or omission by you, your party and/or visitors which may negate or prejudice the hotel’s insurance policy and/or results in loss or damage is your responsibility.

Once your booking is confirmed, the price of your reservation is fully guaranteed, even if we change the price on our website after your booking has been confirmed. In return for this commitment, no refunds will be made for any exchange rate fluctuations that would otherwise reduce the rental cost.
We reserve the right to impose any taxes or other charges which may be implemented by government or other regulatory body, which were unknown at the time of publishing. We will tell you promptly in the unlikely event that you become aware that any taxes or charges will apply to your booking.

Any cancellation will be treated with love
Once a booking confirmation is issued by us, a fee of 50 euro will apply to each amendment made. We will do our best to accommodate any reasonable amendments, but you should be aware that some changes may not be possible.
Please note that these amendment policies apply for regular booking periods. Special amendment terms may apply for peak and high seasons and will be stated in the booking confirmation e-mail. If the information in any of these is inconsistent, the most recently issued terms will prevail.
In the unlikely event that we are unable for any reason (including the sale of a property and force majeure) to provide you with Artheo Hotel booked by you, we reserve the right to transfer you and your party to an alternative hotel of the similar type and value, in consultation with you. If the price of the substituted hotel is less than the original booking, the difference will be reimbursed to you. If the price of the substituted hotel is higher than the original booking, the difference may be charged to you. If, however, after considerable effort by us, no alternative of similar type and value is available and/or no agreement can be reached between you and us, then either we or you may opt to cancel the booking and this Rental Contract. In that event, we will refund you all money paid, without further compensation.
Every attempt will be made for you to have an enjoyable stay. If you should have a problem during the Rental Period, please inform the Owner or Owner’s Representative immediately who will endeavor to put things right. Should the Owner’s Representative not address your problem satisfactorily, please contact the Owner promptly. In order for your complaint to be addressed, you must communicate any problem whilst on location. If no complaint is reported during the Rental Period, we will assume that the Artheo Hotel was to your satisfaction and no complaint will be entertained.
Self-catering accommodation require that you supply all provisions and consumables necessary for daily living. The staff at the hotel may accommodate any reasonable requests to purchase provisions on your behalf, and this will be charged to your account. The Artheo Hotel’s descriptions, assessments and/or ratings that we publish or give to you are provided in good faith and in the belief that they are accurate based on the latest facts. Where we refer to ratings of the Artheo Hotel by third parties, these ratings are for information purposes only and we will not be held responsible for any reliance placed on these ratings.
Neither the Owner nor the Owner’s Representative accepts any responsibility or liability for:
any physical injury, sickness, death, loss, damage, inconvenience or additional expenses incurred by you, your party or visitors regardless of the cause,
any vehicle or the contents of any vehicle used, hired or engaged by you or your party during the Rental Period, inability of you or any member of your party to enter the location of the hotel or stay at the hotel for all or part of the Rental Period as a result of failure to obtain appropriate travel or visa documentation, cancellation or amendments to travel arrangements or the missing of flights or travel connections, and/or any delay or cancellation of the booking as a result of war, threat of war, riot or civil strife, strike, demonstration, terrorist activity (threatened or actual), natural disaster, fire, sickness, weather conditions, action at an airport or port by any government or public authority, technical problems relating to transport and airport regulations caused by technical, mechanical or electrical breakdowns, or any technical, structural, electrical, plumbing or other problems or difficulties with the Artheo Hotel which make it unsafe or unusable, or any other circumstances which amount to ‘force majeure’ or Acts of God, or other events beyond the Owner’s control.
In no case will the Owner or the Owner’s Representative individually or collectively be liable to make any payment or give any refund or compensation of any amount over and above the total rental amount paid.
This agreement will be governed by the laws of Greece. In the event of controversy arising from the booking and hotel rental that cannot be resolved amicably between the parties, both parties agree to exclusively refer the matter to the Heraklion’s Arbitrate to be resolved in the Greek language.
By making your booking request, you agree that these terms and conditions have been read, understood and have been accepted and agreed to by you without reservation and without exception.
If any of the conditions of this Rental Contract are or become or are deemed to be invalid, or if there is any omission from any terms and conditions, the remaining terms and conditions will remain valid and enforceable and cannot be contested.

Making a booking
If you want to make a booking after your availability search, you will have to fill in personal details about you and your credit card details. The credit card details are required to guarantee your booking, the charges will be made by the hotel. If you are logged in to your account the personal details will be pre-filled. By clicking the button “Confirm registration. Charged upon arrival” you make a binding offer to book the selected room. Prior to making the booking, i.e. prior to clicking the button, you can identify any errors in the data you have provided directly on the website and correct them by clicking “edit” next to the hotel and room description.
Every booking offer you make will be forwarded to the corresponding hotel and any messages from the hotel to you, particularly the confirmation of your booking will be forwarded to you via Design Hotels™ as carrier of the message. Design Hotels shall have a relationship with you and the hotel only as an independent third party and shall not be a partner, trustee, representative or sub-contractor either for you or the hotel. Also, the hotel shall not be a sub-contractor or vicarious agent of Design Hotels™. As soon as you receive the booking confirmation from the hotel via the Design Hotels™ reservation system, you have entered into a contract with the hotel and the booking is binding. You will receive a customer booking reference number together with the confirmation of your booking. The use of the Design Hotels™ reservation system is free of charge for you. Bookings are not transferable to any other person and can not be transferred or exchanged for cash or credit.
Cancellations
You do not have a statutory right of withdrawal from a booking as per Sec. 312 g para 2 no. 9 of the German Civil Code (BGB).
However, a hotel may voluntarily offer a right to cancel or change a booking for selected offers in the Design Hotels™ reservation system. Any such right will be displayed in the order form before you make your order. Where a hotel voluntarily grants such right to cancel or to change a booking in the Design Hotels™ reservation system, any such changes and cancellations have to be carried out via the Design Hotels™ online system or via the Design Hotels™ reservation number (see www.designhotels.com) to be fully effective. In case of a change or cancellation carried out directly at the hotel, Design Hotels™ cannot provide any information concerning possible discrepancies concerning the date of the cancellation or the fact of cancellation as such.
Storing and accessibility of the contract
We will store your booking information and the terms and conditions applicable to the booking (collectively referred to as “contract”). The current version of our terms and conditions is available for you at Terms & Conditions. We also store older version of our terms and conditions. You can access your booking information also after the booking via your Design Hotels™ account.
- In case of intent or gross negligence on part of Design Hotels™ or by its agents or vicarious agents in performance Design Hotels™ shall be liable according to the provisions of applicable law. The same applies in case of breach of an essential contractual obligation (an obligation that must be fulfilled to enable the correct execution of the agreement and which the customer may usually trust and may trust that it will be fulfilled); however, to the extent such breach was unintentionally Design Hotels™ liability shall be limited to typical damages foreseeable under the contract.
- Design Hotels™ liability for culpable damage to life, body or health as well as our liability under the Product Liability Act shall remain unaffected.
- Any liability not expressly provided for above shall be disclaimed. Particularly Design Hotels™ disclaims any liability for the reproduction of this website through a third party website or access to this website obtained through a third party website or any user’s home page, which reproduction misstates or omits any of the information or limitations and conditions on the room rates and products offered through this website
